NEW – Second Amended And Restated Declaration Of Restrictions And Protective Covenants

We have updated our Restrictions and Protective Covenants! Our Second Amended And Restated Restrictions And Protective Covenants, were filed on March 10, 2017. Although our previous Restrictions and Protective Covenants were very good, we felt a need to tighten things up as we are selling more lots in the neighborhood.

The major changes are:
1,800 SF minimum home size, as well as a minimum two car garage.

We required that exterior wall construction be a minimum of 60% brick and stone.

If you purchase a lot from us, you must start construction within 36 months, and complete construction within 9 months of starting.

We provided additional clarity to the types of approved and not approved fencing.

We further defined the type and size of approved out buildings.

We added language to support a subdivision monument sign, at the corner of Carefree Lane and 1070 Road.

Release two has officially kicked-off this week with the pouring of our slabs on Monday. We are so excited to build these new floor plans. Our two new homes feature great interior details, and a fully finished bonus room above the garages. They are also going to be move in ready with allowances for blinds, front yard landscaping, and rear yard fencing. You really need to check out our standard features and compare our homes before you buy anywhere else. We are also including a full 10-year limited structural warranty from Residential Warranty Company.

Framing will begin this week and we can’t wait to get everyone who has shown interest out to the jobsite for a visit. Color selections start next week, and the exteriors will be the exterior color themes that you have selected on Facebook. The Satchwell will be based on a “grey” palate, and the Landry will feature brown/earth-tones. We will soon be posting our exterior stone selections as well as our interior flooring and granite. Jake is doing a great job, and we have our sights set on a four month completion. If we get some cooperation from the weather, we should have you ready to move in your new home for the holidays.

Rural Water, New Models, And Starting Release 2!

Lots of exciting news from American Country Estates. Its official, we now have rural water to the subdivision! We are soo excited to add this to our list of utilities.

Things have really been heating up, and not just the weather. We closed this month on our last remaining home in Release 1. So, Release 1 sold out in just 90 days after our first sale. We welcomed our third family to our growing community of homeowners. All are enjoying the subdivision with its beautiful setting off 1070 Road.

We started construction this week on two new homes, and both are new model for us. The Landry and the Satchwell plans. These are slightly larger homes featuring amazing amenities and bonus rooms above the garages. We cant wait for you to check out all the details on our website.

We have added great new features with these plans. These homes include a blinds allowance and rear yard fence. Our goal is to complete these homes with everything you will need to just move in! I’ll keep you posted on our progress. If you are interested in either floor plan, don’t wait too long. Interest has been high, and I’m sure they will sell before completion. One added bonus if you buy now, is that you can choose the colors, and finishes to make this truly your own custom designed home.

We say goodbye to a good friend Helmut Ogris, who is staying in Las Vegas to pursue other opportunities. We really want to thank Helmut for his contributions to our awesome community. We are really excited to welcome Jake Clanin to our Team. Jake will be the Project Manager for both the Landry and the Satchwell. Jake brings a strong local presence and a great reputation. We are really excited to work with Jake going forward.

The United States Department of Agriculture celebrates National Homeownership Month every June, marking their ongoing mission of helping residents of America’s small towns and cities purchase homes in rural areas. Throughout the month of June, USDA celebrates events across America, demonstrating their commitment to providing access to affordable housing for low-and moderate-income rural residents.

“Owning a home is one of the best ways American families enter the middle class,” says Agriculture Secretary Tom Vilsack. “USDA has helped provide homeownership for rural Americans for more than six decades. This year, we are marking the 50th anniversary of USDA’s Mutual Self-Help program, and are celebrating the 50,000th home built through it.”

Homeownership provides a strong foundation to help build household wealth, start a business or fund education through home equity. Since the creation of USDA’s single-family housing programs in 1949, USDA has helped more than 3 million rural residents access the American dream of homeownership. Since 2009, the USDA has invested more than $117 billion to support rural homeownership. In 2014 alone, USDA invested more than $19.9 billion to help nearly 140,000 rural families buy and maintain homes.

Rural Development programs that support rural homeownership include:

  • Direct home loans for low- and very-low-income applicants. Payment assistance is provided that can lower the loan interest rate to as low as one percent.
  • Loan guarantees for moderate-income families. The agency works with private-sector lenders to back the lenders’ loans.
  • Home repair loans and grants to help rural homeowners make improvements or repairs. (E,g, making homes accessible for people with disabilities, or removing hazards such as poor wiring or plumbing.)

American Country Estates – Community Update!

January has been really busy at American Country Estates. The subdivision is beginning to take shape. We have paved the first 500’ of Carefree Lane, and should be pouring driveways, front porches, and rear patios next week. The paved road has made a huge difference, it really feels like a “community” now. The exterior of the homes have been painted, the garage doors are on, as well as our upgraded front entry doors.

Inside the homes, things are really taking shape. Our granite countertops are installed, and look amazing in the kitchens, bathrooms, and laundry rooms! We expected our kitchens to “excite”, and they didn’t disappoint. Our decision to fully finish the laundry rooms has been a nice touch. They look awesome with the same custom cabinets and granite! The homes are fully painted inside, and we have started to install the door hardware, and cabinet knobs. We used all quality hardware, which you will notice right away.

Moving on….We started the flooring in the Magnolia this week, and should finish all three homes next week. Light fixtures are being installed, along with plugs and switches. Our gas meters are set and we should have gas service next week. Everything is moving towards a completion date of February 2nd, and we are planning a Grand Opening Celebration towards the end of February.

We have had a lot of interest in our first release homes, with many buyers anxious to see the homes completed. If you have been considering a home at American Country Estates, now would be the time to schedule a visit and reserve your home. I don’t expect them to last through the Grand Opening.

North Rock Creek awarded $1.32M grant for after-school program

Our own North Rock Creek School district, the school district for our new home subdivision American Country Estates, has just been awarded a sizeable grant by the Oklahoma State Department of Education. North Rock Creek was one of 10 schools in the state to be awarded a 21st Century Community Learning Center grant to develop an educational and innovative after-school environment.

The money will go toward the creation of Kids Rock, an after-school program that will attempt to engage students, not just give them a place to hang out until their parents arrive. The grant money is given to state education departments by the U.S. Department of Education to promote educational programs for schools in need.

When School Superintendent Blake Moody heard the news that the grant had gone through, he was ecstatic. “It’s pretty significant for us,” he said. “We haven’t had anything like this ever.” In order to get funded and to receive the grant money, the program could not look anything like a typical homework, tutoring study hall, noted Superintendent Moody. “It has to incorporate innovative programs like STEM (Science, technology, engineering & math) programs, like robotics.”

There are many pieces to the Kids Rock puzzle. A big part of the program will involve participation from staff and community members. For example, a teacher with a particular talent or interest might be called upon to give instruction in that particular area.

Another part of the program is an affiliation with the CATCH Kids Club, a national program dedicated to fighting childhood obesity. Through the program, North Rock Creek will have access to various forms of exercise equipment and will be able to provide its students with healthy snacks.

North Rock Creek currently has some after-school programs already in place, but Superintendent Moody said he expects to see much wider school-wide participation after the Kids Rock program begins to take root. He hopes the program will give students an extra incentive to perform academically and give them a reason to be excited about attending school.

Construction on both our Magnolia and Cypress models is zipping along.  Both models have walls and a roof, and the framing has begun on the interiors. It won’t be long before the drywall is going up!
